IMPORTANT INFORMATION ABOUT BECOMING A LICENSED REAL ESTATE SALESPERSON IN ALABAMA

LICENSE REQUIREMENTS:

To become eligible to obtain a SALESPERSON license in Alabama, an applicant who does not hold a current real estate license in another state must:

Be a U.S. citizen, permanent resident alien or legally present in the U.S;
Be at least 19 years old;
Show proof of bona fide residency in any state in the U.S.;
Show proof of high school graduation or the equivalent;
Not have been convicted of a felony or a crime involving moral turpitude;
Not have had a real estate application or license rejected or revoked in any state within the past 2 years.
Please note Alabama Real Estate Commission requires Fingerprinting

Getting started

ADDITIONALLY, A SALESPERSON APPLICANT MUST:

Prior to taking the state exam, successfully complete a state of Alabama approved 60 clock hour pre-license course.
The 60‐hour prelicense course for both salespersons and brokers must be completed within 1 year of the start date.
FOR IN CLASS OR LIVE CLASSESS: Pass an in-house Walter-James School of Real Estate test with a score of 70% or better.
Within 6 months of completion of the 60 hour pre-license course---applicants must pass the Alabama state exam with a 70% or better. If these deadlines are not met, the course must be retaken.
After the student passes the state test, they are issued a temporary license that can be placed with a real estate broker of their choice or placed on inactive status with the Alabama Real Estate Commission.

AND...

ADDITIONALLY, A SALESPERSON APPLICANT MUST:

To obtain a PERMANENT LICENSE the STUDENT must complete a 30 hour post license training course within the first twelve months of license in order to be issued an original (permanent) license.

Further, the course must be completed and original license issued within the first 6 months in order to maintain an active license.

The Walter-James School of Real Estate requires any and all potential students with a criminal or license discipline record to process an "Application for Determination of Licensing Eligibility" with the Alabama Real Estate Commission PRIOR to signing up for courses.
